Built as phase 1 on a multi-structure development, this ADU based on our Little Cottage model is completely off-grid. It utilizes a solar array and battery bank to generate power, a water collection system and filtered cistern for water, and low-draw appliances and equipment throughout.

Along with defining the full master plan and development phasing approach, HUTS designed several unique unit types that will work equally well for one-night or week-long stays, individuals or small families. The units are based on HUTS ADUs, and expanded and customized for this property.

Our client's family has been spending summers here going back five generations. Across the decades, this Western Catskills camp outside Livingston Manor went from a summer retreat, to a full time residence, to a summer retreat once again. HUTS was tasked with creating a code-compliant accessory dwelling and upgrading the infrastructure to support it. This custom ADU sports an outdoor sleeping porch and seamless connection between indoors and out.

Our client's existing property allowed for additional as-of-right development. We designed a phased approach to introduce a new pool house (with sleeping area) and a guest house. The first build phase is the pool house, which is based on a modified version of the HUTS Cottage ADU.

Our project in Andes, NY includes a custom main house and an ADU. We advised that our clients start with the construction of the ADU, which features three sleeping areas, living, kitchen and dining space in a 468 SF footprint.

An inside-out reimagination and modern extension to a 1950s cabin in a lakefront community in northern Westchester County.

Part guest house, part rental property, this accessory dwelling for our client in the Northeast Kingdom of Vermont rethink the form and function of a traditional New England cape.

We designed an ADU for our client's in-laws on the northern shore of Lake Tahoe. This innovative interpretation of our Big Bar Standard shrinks the form to stay within a 1,000 maximum square footage requirement. The ADU is positioned to take advantage of distant mountain views and create privacy between the main house and ADU.

This modified Big Bar Standard is on a village lot, just outside of Livingston Manor, NY. The parcel had access to municipal services, allowing the focus to be less on site planning and more on home design. We added width to our standard form, creating a true 3 bedroom, 2 bath property that will serve our client's both as a second home and a high-value rental property.

In the mountains west of San Diego, there's the high desert town of Julian, CA. Our clients purchased a parcel with west facing views and enough altitude to see all the way back to the Pacific Ocean. With a design based on our Dogtrot Standard, we crafted a rental property for our clients that's all about big views and big functionality in a compact package.

This property in the Western Catskills is a short-term rental designed for flyfishermen. Feet from one of the famed trout creeks of the area, this efficient modified Medium Bar has sleeping areas for 12 while not feeling oversized for a couple stay.

Located north of Stratton Mountain, our client's home in the town of Peru, VT is based on our Medium Bar Standard. Modified to include a full primary suite and bathroom in the loft, along with a den and office space, this home will be a weekend retreat, ski house, and occasional rental property for our NYC-based clients.

On a flat, wooded lot perched over the Delaware River, we designed our client's second home in Narrowsburg, NY. Based on our Medium Bar, the project has been modified to include a half bath at the entry, a pantry and under-stair laundry room.

This property is located just west of the Hudson River near the town of Catskill in New York.  It is a two-and-a-half-hour drive from New York City.

Designed to grow over time, the initial site plan for this project calls for a workshop, office out-building, and a main house based on the HUTS Village. Our clients plan to move to their home full-time, bringing together living, working and engaging with nature into one fully realized forest compound.

This full-time family residence is based on our Big Bar Standard. In anticipation of more children on their way, we extended the main living space, raised the roof and added a flexible loft for a children's playspace.

We worked to site the project and design a home that is evocative of traditional coastal Maine homes (built over generations, with a rambling floor plan) with modern amenities and a focus on the ocean view.

Our client's 3 acre parcel in Rosendale, NY features a steep grade down to the lakefront. Starting from a Large-L HUTS Standard, we modified the home design to include functional loft space, exposed structure, and a covered outdoor space off the primary bedroom.

Located on a west facing bluff in The Berkshires range of Massachussetts, October Lookout was designed for a Boston-based bachelor. The home design starts from our Big-L, and is modified with walk-out basement, wrap-around deck and a host of amenities to entertain family and friends.

Historically known as the stonefruit capital of the US, Walla Walla, Washington has developed into a top wine producer, rivaling destination regions in Oregon and California. On this small, non-conforming lot, we designed a multi-unit compound, bringing together a main house, guest house, pool house and considered landscaping.

Perched above the grassy dunes of this isolated stretch of the Pacific Coast, our Sunset Beach project is designed for durability in face of harsh conditions and taking advantage of endless sunset views over the ocean.

The property will act as a high-end rental, offering an unmatched way to experience the raw Pacific coast landscape of central Washington.

The next phase in our Blueberry Hill development, this 3 bedroom home design is based on a wider footprint and includes a true second floor. The boxy massing is material-efficient and produces a lower construction cost per square foot, without deviating from the simple assemblies and clean gable roofed forms that HUTS is known for.

The roof line is broken by a modern dormer and large picture window that frames views of the surrounding farm fields and foothills of the Western Catskills.

This project will be painted in a sage green, with color-matched metal roofing, window frames and other exterior accessories.

Near the town of Kerhonkson, this primary home for a couple is set on a 10-acre lot that abuts the Mombaccus Creek. We sited this modified Big Bar along the line the tree line to create to very different viewing experiences from the interior of this linear home. Towards the rear: a dense forest. Towards the front: a natural meadow, full of wild flowers and wildlife.

This custom home utilizes elements of our Standards, and reimagines their execution to create a shed roof, winged layout, and front and back elevations that each present a very different read of the house.

Each of our modifications are designed to take advantage of water views from each room.
