Why aren’t there any houses for sale?

Nationally, there is low transaction volume on resales and existing home inventory.
After all, homeowners who locked in on or refinanced for historically low interest rates in 2021 are in no hurry to trade a low monthly expense for a high one. That’s kept supply low and kept prices high (despite increased interest rates).
What about new homes?
According to the most recent HUD data, new permits and housing starts for single-family homes have increased across the country.
But, that activity has not been equally distributed.
The Northeast region has seen around 90,000 new housing starts in the last cycle, servicing a population of roughly 58 million. The South, with its 128 million inhabitants, has seen almost 10x as many housing units begin construction, or nearly 800,000.
