Phase 01

Land Sourcing

If you don’t have a parcel already, we recommend starting with our low-cost, subscription land service: land.nyc. If you’re looking for a higher-touch land sourcing effort or are outside of the NY metro area, we’re here to help you find, evaluate and secure the perfect lot.

Concierge Land Sourcing

Our LAND team will source the best available parcels within a target area and price range, with favorable build possibilities and beautiful natural features.

Key Deliverables:

  • Initial discovery with client to understand goals.
  • Detailed report on each presented parcel.
  • Comparative report with recommendations.
Land Consultation

Leverage our LAND team’s experience to offer in-depth guidance on your short list of lots, including: feasibility, best use, pre-construction costs and more.

Key Deliverables:

  • Full parcel review for up to 3 listings
  • Comprehensive evaluative report on each listing
  • Clear guidance on our preferred listings

Phase 02

Pre-Construction Coordination

Before we can facilitate the design and build of your home, we have to understand what’s possible on your lot and lay the track for a successful development. These are necessary and critical steps that for any new construction project.

Code Review & Site Requirements

We will conduct a local code and zoning review of your lot and identify all specific site requirements.

Key Deliverables:

  • Comprehensive permitting and zoning review
  • Usage study, with site visit as required
  • Definition of all town permit requirements
Site Planning

Preparation of a masterplan that documents site conditions (e.g. sun path, views, wind conditions), circulation / driveway, utilities locations, home placement, and more.

Key Deliverables:

  • Fully developed site plan
  • On site visits, as required and as available
  • Documentation for groundwork vendors
Preliminary Pro Forma

We will develop a pro forma to assess the development project’s financial viability, calculating likely capital expenditures, ongoing costs, and revenue potential.

Key Deliverables:

  • Definition of potential development uses
  • Estimates for construction and management expenses
  • Estimates for revenue based on defined use
Groundwork Coordination

We will source, solicit bids from and assemble the required groundwork vendors, including surveyor, excavator, ground clearing, land engineers, septic engineers and well vendors.

Key Deliverables:

  • Manage bid process and team assembly
  • Secure permits for required work
  • On the ground owner's representation, where relevant.

Phase 03

Design

The HUTS design team and our trusted professional partners have years of experience in modern home design, with a people-focused approach, clean details, appropriate-scale, and a focus on sustainability and integration with nature.

Standard Plan Purchase

Purchase a single-use license for one of our Standards plans. Utilize as-is or modify with our design team.

Key Deliverables:

  • Architect-designed, builder-vetted documentation
  • Full interior finish specifications
  • Full systems specifications
Modification & Visualization

Work with our design team to make moderate modifications to the design scheme and documents.

Key Deliverables:

  • Design revisions based on personal goals
  • 3D model walk-through & visualizations
  • Updated and personalized documentation
Interior Finish & Fixture Selections

Utilize our base-level selections as a starting point, and work with our team to personalize from there.

Key Deliverables:

  • Interior Design lookbook
  • Finish and Fixture specifications
  • Purchasing and procurement coordination
Custom Design

Have a unique home concept? Our Studio team - in coordination with local design professional partners - can develop your custom concept for a main home or outbuilding.

Phase 04

Permitting & Entitlment

Each town planning office has its own process and peculiarities. We will coordinate the creation of required materials and navigate the process to get your project permitted and your parcel entitled.

Permit Drawings & Documents

Preparation of a comprehensive, town- and site-specific set of permit drawings and reports.

Key Deliverables

  • Coordination of stamped, sealed and certified permit documentation by local design professional
  • ResCheck and required environmental studies
  • Coordination engineer and AOR, as required by state or municipality
Town Planning Submission

Preparation of permit applications and coordination with the planning office on feedback and revisions.

Key Deliverables

  • Operate as owner’s representative
  • Present to planning board, as required
  • Coordinate permit issuance to contractor

Phase 05

Construction Coordination

From required drawing sets to assembling a vetted build team, HUTS will put together the pieces to turn your home’s design concept into a built reality.

Construction Documentation

Coordination of comprehensive bid, pricing and construction documentation for use by contractor, sub-contractors and your lender.

Key Deliverables

  • Comprehensive bid and pricing set
  • Comprehensive construction documentation
  • Coordination between local engineers, design professionals, and drafting team.
Contractor Sourcing

Soliciting bids from our contractor network and beyond, evaluating pricing and working to value engineer the project to fit your budget.

Key Deliverables

  • Source at least 3 qualified GCs in your area
  • Field GC questions and feedback
  • Recommend build partner based on bid info
Owner's Representation

Throughout construction, HUTS can help ensure proper delivery and design quality control as your on-site representative.

Key Deliverables

  • Frequent remote check-ins with GC
  • On-site reviews at key milestones
