Landa Road

1 Bath2 Bed<500 SqftADU

Overview

Tucked away on a massive plot of land in the Catskills, Landa Road is an ADU we designed for a client who was looking to add a semi-private space to their existing property for when their children and grandchildren visit.
At just 850 square feet, we had to be careful with how we utilized interior space to maximize value and make it livable for both short and extended stays. On the exterior, we matched the look of the main home to make the property feel cohesive, as if the ADU had been planned when the initial construction was underway.

We designed a small screened-in porch on the side of the ADU, which makes the simple and understated design of the structure a bit more intriguing. There’s also plenty of nature on the 120-acre property, but this two-season room provides access to natural light and fresh air without the threat of rain or bugs.

02Bunk Room

This whole project took place inside a very small frame, so we had to get creative with the layout. We designed a small bunk room for the grandkids when they come to visit, which makes the most efficient use of the space behind the main bedroom without sacrificing the privacy of any of the guests.

03Farmhouse Styling

The main structure on this property is a 150-year-old farmhouse, and failing to match that aesthetic would have made the property feel off. Instead, we fully embraced it with just a touch of modernity. The board-and-batten siding, the standing seam metal roof, and the understated and utilitarian design make the ADU feel like it’s meant to be a part of the existing property.

Interiors

The interiors of Landa Road are largely based on our standard designs: light and airy kitchens with richer, darker spaces in the bedrooms and bathrooms, all with natural materials that feel at home on a farmhouse property. Our clients went with most of our recommendations to streamline the decision-making process and move toward a finished ADU they could start putting to good use.
