Overview

Route 17B is a second home that will replace an existing structure on the same lot. Our biggest challenge with this home was deciding how to let the structures sit on the steep slope. We wanted to preserve the views of the creek below, use the land to naturally block road noise, and create an accessible outdoor area down by the water to extend the home out into nature. We achieved that with a mix of foundation styles and a switchback driveway that allow the home to sit right on the slope.

Key Features

01Centralized Living Space

Our Dogtrot standard provides an ideal layout for the owners to enjoy themselves but also to host guests. The centralized living area overlooks the four-season creek below, the quiet bedrooms on either side allow for privacy, and multi-entry bathrooms can either serve as ensuite or shared bathrooms, depending on whether or not the owners have company.

02Creative Use of Sound

Building the home further up the slope on flatter ground would have been much easier, but we’d lose a lot of what makes this property unique. The slope above creates a natural block for road noise, and getting the home closer to the water creates better views and allows natural creek sounds to fill the interior instead.

We modified our Dogtrot standard to accommodate a wider living area between the two private sections of the home, which allows the owners to host family and friends comfortably. We also used different exterior materials to help keep these spaces visually unique from the outside, too. This creates some natural separation that makes the home feel almost like a small village when guests are staying over.

Deck Fly By

The deck at the rear of the property overlooks the creek below and provides an outdoor gathering area to enjoy the serenity of Upstate New York. The central living area flows seamlessly into this space through large, glass doors that capture natural light and provide access to the sounds of the running water below.

Roof Fly By

Route 17B features three distinct roof styles to help solidify the natural separation between the private and shared areas of the interior. We widened the center roof to ensure ample gathering space inside, and we added a slope to shed snow in the winter and to allow the interior to feel like it opens up to the waterview.

Interiors

The base palette of the home is neutral and features soft, light wood that echoes the surrounding woods. We also added pops of color to add intrigue, including burnt orange, mixed metal accents, and deep greens in the stone and tile work.
