Site Plan

Compound Layout

The main house anchors the site, with accessory units and gathering spaces branching off to form a courtyard-like clearing.

Each structure is oriented to frame specific views of the woods and stream, while preserving privacy and quiet between zones.

A Coherent Collection of Structures

Route 41 builds from the Big L Standard, reinterpreted into a series of volumes clad in dark-stained wood and standing-seam metal.

A Four Season Destination

Conceived as a four-season retreat for rental guests, it’s designed to host everything from weekend getaways to small group wellness sessions, with an emphasis on comfort, calm, and repeatable revenue.

Slow Spaces

Soft light, neutral tones, and layered textures contribute to an atmosphere of everyday luxury that invites guests to slow down.

Spa-like Spaces

The interior palette is calm and tactile, echoing the tone of a contemporary spa. Natural materials—plaster walls, stone tile, oak millwork, and linen upholstery—create a sensory quietness.

Elevated & Durable

Each suite and shared space has been designed for both retreat and routine: spaces that feel elevated enough for guests, yet durable enough for high turnover.

A Considered Experience

The project is structured as an investment property guided by HUTS’ development framework, balancing design quality with operational efficiency. Every element—from the plan layout to the amenity mix—was shaped to create a high-performing asset that also feels deeply personal and place-based.

Key Features

Features.jpg
01Varied Roof Lines

A rhythm of gabled and flat rooflines gives the compound a sculptural, almost monastic presence—modern but warm, designed to age gracefully within its wooded surroundings.

02Phased Planning

Route 41 was designed with growth in mind. The initial phase establishes the main house and core wellness amenities, while the masterplan allows for future cabins, treatment spaces, and landscape features to be added over time. This phased approach makes the project financially flexible and operationally scalable, turning a single retreat into an evolving destination.

03Sculpting Light & Air

The varied rooflines shape a series of distinct interior experiences—some high and airy, others low and sheltered. Clerestory windows and shifting ceiling heights bring changing patterns of light throughout the day, creating a dynamic relationship between architecture, air, and atmosphere. The result is a home that feels alive to its setting, constantly responding to the light and seasons around it.
