Strategy

Walla Walla is a small project on a small town lot, which is exactly what made it interesting. The site is a non-conforming parcel surrounded by neighbors. Instead of spreading out, we pulled everything inward.
The result is a courtyard compound. Buildings define the edges. The middle stays open. From inside the courtyard, the outside world drops away, and the property feels calm, private, and complete.
We combined our HUTS Village and Dogtrot Standards into a flexible, unique micro-hospitality property.

Master Plan

The master plan is organized around one idea: make a great outdoor room. The buildings are placed to create a defined courtyard with enough sun, enough privacy, and enough structure that it feels like an extension of the interiors.
A pool sits in the center of the courtyard and sets the tone. It gives the property an obvious “main space,” and it makes the whole development feel like it has a purpose beyond sleeping. Around it, the patios and paths are straightforward. You can walk out your door and be part of the courtyard, or you can keep to your own corner.

Courtyard Living

This project is really about the middle. The courtyard is where mornings start and evenings end. It’s where people gather, and it’s where the property feels the most like a retreat.

A Clear Edge Makes Privacy Easier

On a village lot, privacy doesn’t come from distance. It comes from placement. These buildings do a lot of quiet work by turning attention inward and controlling views in and out of the site.

Unit Design

The unit strategy is brings together two HUTS Standards into a cohesive whole. Because the buildings share a common formal and material language, the site reads as one place. And, because the courtyard delivers much of the experience, the interior spaces can remain calm and simple.
Because the buildings share a common language, the site reads as one place. And because the courtyard is doing so much of the experience work, the interiors can stay calm and efficient without feeling spare.

Dogtrot

The Dogtrot is the social piece. It creates covered in-between space that people actually use: shade in summer, shelter in rain, a spot to sit and talk without feeling like you’re hanging out in a driveway. It also helps the courtyard feel finished, like the outdoor room has real walls.

Village

The Village feels more like a home, with three bedrooms, two bathrooms and a large great room. Each space within the Village offers a different relationship with the courtyard.

Interiors & Finishes

The interiors are warm and straightforward. Natural wood tones, a restrained palette, and details that feel solid without being fussy. The goal is comfort you notice right away: good light, good sightlines, and rooms that feel calm after a day out in wine country.
Everything is chosen with real use in mind. These spaces need to reset quickly between guests, but still feel like a place someone would want to return to.

A quiet material kit that feels relaxed, durable, and easy to live with.

Amenities & Guest Experience

This is a courtyard stay. The pool anchors the day, and the outdoor room makes the property feel social without forcing it. Guests can be together around the water, or peel off to quieter edges of the courtyard when they want downtime.
Because the lot is compact, the outdoor space has to be clear and well-shaped. That’s what makes the whole project feel bigger than it is.
FIREPLACE 02.png

Morning light hits the courtyard first. It sets the rhythm of the place.

The courtyard is private enough to feel secluded, even with neighbors nearby.

Additional outdoor rooms are defined by the hardscape materials and the planting plan.

Simple planting and clear paving keep the middle feeling clean and intentional.
