Multi-Generational Complexes

Last week, we got 366 inquiries at HUTS for rural construction projects across the country. 44% of those were for a type of home that almost didn’t exist a decade ago.
It’s a property type that can help reduce the impact of record-high housing costs, the mortgage lock-in effect, and even housing shortages. So, maybe it’s not so surprising that 164 of those inquiries we got were for multi-generational projects.
That term probably makes you think of one of two things: either a 3,000-square-foot house with four units sloppily carved into a single building, or some multi-structure dream that never gets permitted because there’s enough red tape just to build a shed in most towns.
HUTS does things differently.
Take a look at this multi-generational compound we recently completed in upstate NY. You’ll notice that it looks like five structures. And yet it’s all on a single plot of residential land with no special zoning.

How? We started this project with a careful review of zoning regulations. Those two L-shaped buildings are actually attached, creating a cohesive space that allows for privacy between the units. Then we built a custom garage with an in-law suite, and two ADUs. It’s all legal, and the town still views this as a single home.
These builds aren’t always easy. But we’ve centered our entire business model at HUTS around these kinds of creative projects, and we’ve done it successfully across the country.'
